About Our Client

Our client is a reputable residential high rise condo developer based in Vancouver.

Job Description

RESPONSIBILITIES

Acquisition Phase:

o Provide input on due-diligence activities on potential development sites, including site feasibility, development potential, target densities and site conditions;

o Provide inputs for investor proformas and advice regarding up to date municipal legislation that could affect forecasted returns;

o Initiate concept designs with consultants and coordinate information for project costing and visuals for investment packages.

Development Phase:

o Drive the selection of the design team and project consultants, requesting fee proposals, making recommendations to management and managing executed contracts;

o Work with the Marketing team to ensure market appropriate projects with cutting edge floor plans, specifications and architecture;

Marketing Phase:

o Communicate project objectives and requirements to consultant team, chair regular consultant meetings;

o Ensure Managers are preparing all required planning applications and work closely with consultants to generate all necessary project deliverables in accordance with the project schedule and project budget;

o Oversee the municipal approval process by ensuring the Managers are working with municipalities to understand and meet approval expectations and timelines;

o Build relationships with municipal staff as well as the neighbouring community. Represent company at open houses and public presentations as needed;

o Report regularly to executive team and investment partners including budget and schedule status.

o Oversee the design and permitting of project related sales centres.

Construction:

o Manage the consultant team through to completion of building permit drawings and Issued for Construction drawings. Support the construction manager's tendering process by ensuring consultant drawings are completed according to the tender schedule;

o Oversee all applications for required building permits, road occupancy permits, subdivision and minor variance applications, in consultation with the construction manager;

o Ensure Managers are liaising with municipal staff and other approval agencies throughout construction to ensure permits are received/issued in a timely manner to avoid construction delays;

o Review/monitor monthly reporting with Management team, these include change orders and contract recommendations received from construction manager to ensure projects remains on time and on budget;

o Ensure managers involvement in condominium registration process whereby they are liaising with Post-construction customer service team to ensure seamless occupancy and turn-over of building to purchasers.

Post-Construction:

o Post-registration, participate on interim condo board as needed;

o Oversee preparation of turn-over documentation package and participate in turn-over meeting;

o Act as developer's first point of contact for new condominium board

o Ensure Managers are receiving, reviewing and addressing first and second-year technical audits from condo board, working with customer service team and trades to ensure common element deficiencies are addressed quickly and smoothly.

Coaching:

o Act as a resource/mentor for team members and provide expertise where needed.

o Provide training on areas such presentation skills to management and third parties.

o Meet with team regularly to review project progress, issues and concerns.

The Successful Applicant

Ideal candidates will have the following:

* 10-15 years High Rise residential Development experience (experience as VP, Development is required)

* Experience with large construction projects $100mil+

* Leading high performing Construction and Development teams
