Job Description

  • Coordinate, monitor and manage the Pre-construction phase and engage with partners, contractors, consultants, and internal stakeholders throughout the project approval phase.
  • Define project scope, goals and deliverables that support business goals in collaboration with senior management.
  • Effectively communicate project expectations to team members in a timely and clear fashion.
  • Analyze project documents including drawings, budget, and schedules provided by partners and internal departments to identify inconsistencies.
  • Draft and submit budget proposals, and recommend subsequent budget changes where necessary
  • Develop and maintain the construction schedule in conjunction with project team to meet milestones and completion dates
  • Where required, liaise with other department managers for the acquisition of required personnel from within and/or outside the company.
  • Determine and assess need for additional staff and/or consultants and make the appropriate recruitments if necessary during project cycle.
  • Set and continually manage project expectations with team members.
  • Delegate tasks and responsibilities to appropriate personnel.
  • Plan and schedule project timelines and milestones using appropriate tools.
  • Determine the frequency and content of status reports from the project team, analyze results, and troubleshoot problem areas.
  • Proactively manage changes in project scope, identify potential crises, and devise contingency plans.
  • Conduct project post mortems and create a recommendations report in order to identify successful and unsuccessful project elements.
  • Develop and deliver bid proposals, requirements documentation, and tender documents.

The Successful Applicant

  • 10+ years of related work experience as a Project Manager on high rise construction projects
  • Completed post-secondary education in Construction, Engineering or related discipline an asset
  • A minimum of two full-cycle high-rise residential projects completed
  • Comprehensive knowledge of construction documents, drawings, specifications, costs, budgets and current construction practices and methodology
  • Demonstrated experience leading effective project meetings with customers, consultants, and internal employees; experience presenting at client meetings or for project pursuit
  • Ability to determine a problem's root causes, identify short and long term solutions, anticipate patterns and look beyond the immediate problem to the wider implications
  • Capable of anticipating constructability issues in moderate to complex situations and creating new solutions in the construction plan and schedule
  • Strong negotiation skills; ability to influence and persuade others to reach consensus
  • A track record of building successful teams and promoting teamwork through motivating and coaching; skilled in facilitation, mentoring and conflict resolution
  • Demonstrated understanding of municipal approvals e.g. Re-zoning, SPA, Building Permits etc.
