Job Description



  • Management Responsibilities:
    • Assign, manage, and train all marketing department employees.
    • Oversee operations, inspections, and staffing arrangements at the sales center
    • Plan, execute, and manage administrative tasks (review and approve partner receipts submitted by departmental staff and follow up on payments).
    • Manage and coordinate with the development, engineering, finance, and customer service departments and provide marketing recommendations.
    • Consistently liaise with brokerage companies regarding sales cooperation.
    • Track the sales progress of current projects and units, summarize data, and formulate new strategic directions based on data analysis.


  • Sales and Administrative Duties:
    • Communicate with outsourced sales teams to complete project sales and after-sales tasks.
    • Prepare and review pricing matrices.
    • Review, prepare, and issue occupancy notices to buyers.
    • Edit, review, and finalize various administrative documents including price matrices and occupancy notices.
    • Supervise and guide reception/administrative staff in reviewing broker commission invoices and mortgage pre-approval letters.
    • Oversee follow-ups and documentation related to NSF checks, unpaid amounts, and breaches.
    • Communicate and coordinate with outsourced sales teams for project sales and after-sales matters.
    • Liaise with lawyers and finance departments regarding accounting reviews and reconciliation.

    Legal Related Duties:

    • Assist lawyers in preparing condominium documents/disclosure packages and sales contract packages.
    • Prepare all necessary materials for sales contract signing.
    • Independently update or adjust sales contracts after discussions with lawyers.
    • Communicate with lawyers on various matters, discuss, and plan execution strategies.

    Marketing & Branding Duties:

    • Plan, participate in, and guide branding and promotional events (groundbreaking, topping-off ceremonies, completion ceremonies).
    • Oversee and direct the creation of marketing materials produced by both internal and external agencies.
    • Coordinate with development departments, review and modify blackline drawings and relevant content as necessary.

The Successful Applicant

    • Licensed real estate sales representative or broker
    • **Mandarin/Cantonese Fluency required**
    • At least 5 years pre-con full cycle sales and marketing experience in GTA major High-rise condominium developers and knowledge of pre-con product, experience of the new launch project
    • Build relationships with area brokers and marketing companies, attend sales meetings and all other mandatory company meetings as necessary
    • Demonstrated understanding of company structure, roles and responsibilities, and the process of effective communication within the organization
    • Maintain consistent and effective follow-up with prospective clients in an effort to convert sales.
    • Solid proficiency with Microsoft Office Products and various Developer CRM systems
    • Strong sales, negotiation and communication skills
    • Be driven, motivated, well-spoken and confident
    • Be comfortable in public speaking
    • Able to work weekends, holidays and evenings if necessary
