We are seeking a Director of Facilities to lead operations across a large, complex portfolio of residential and mixed-use assets. This role blends strategic oversight, team leadership, and hands-on execution, with full ownership of maintenance, capital programs, and operational excellence.

This role uses AI-assisted tools to support initial screening. All assessments and decisions are made by a human reviewer.

Job Description

  • Lead facilities operations across a portfolio of ~20 assets (residential & mixed-use)
  • Provide strategic direction on maintenance, asset performance, and lifecycle planning
  • Oversee and develop a multi-site team of maintenance leaders and technical staff
  • Drive consistency and standardization of maintenance programs and KPIs
  • Own and manage large-scale CAPEX programs and capital planning initiatives
  • Partner with development, construction, and property management teams
  • Oversee vendor management, procurement strategies, and contract negotiations
  • Monitor and manage operating and capital budgets across the portfolio
  • Ensure compliance with all health, safety, and regulatory requirements
  • Lead troubleshooting of complex building systems issues across properties
  • Travel regularly between GTA properties; periodic travel to Vancouver and Montreal
  • Maintain strong reporting discipline, data integrity, and executive updates
  • Participate in on-call rotation for critical/emergency situations

The Successful Applicant

A successful Facilities Director should have:

  • 8-15 years' experience in facilities or property operations (multi-site)
  • 5+ years in a senior leadership role managing teams and managers
  • Strong technical expertise across HVAC, electrical, plumbing, and life safety
  • Proven track record managing large CAPEX budgets and capital programs
  • Experience overseeing mixed-use or large residential portfolios
  • Demonstrated ability to scale operations and implement best practices
  • Strong financial acumen: budgeting, forecasting, cost optimization
  • Exceptional leadership, coaching, and team development capabilities
  • Comfortable operating in a fast-paced, entrepreneurial environment
  • Highly organized with strong problem-solving and decision-making skills
  • Willingness to work 100% on-site and travel frequently
